Proposed changes to city zoning deferred

‘Caretaker’s quarters’ may be limited

CHENEY – During the City Council meeting April 23, the council unanimously approved an ordinance amending Title 21 of the Municipal Code concerning in-fill development standards and dimensional adjustments.

The ordinance also updates zoning regulations for business park and light industrial zones.

Public Works Director Todd Ableman outlined the proposed amendments, emphasizing the need to align zoning code with the comprehensive plan and accommodate the evolving needs of the community.

Among the proposed changes was the allowance for caretaker’s quarters as a limited-use within the business park zone. Discussion ensued regarding the specifics, particularly regarding the dimensions of lots and the size of caretaker’s quarters.

Ableman clarified that the proposed adjustments would allow for up to a 25% increase in lot dimensions, providing greater flexibility for development.

“We want to have more flexibility on this,” Ableman said.

Councilwoman Teresa Overhauser raised concerns about the proposed size limit of 1,500 square feet, suggesting that larger businesses might require more spacious accommodations.

The discussion highlighted the need to balance the flexibility of zoning regulations with the practical requirements of businesses seeking to establish caretaker’s quarters on-site.

Ableman acknowledged the feedback and expressed willingness to consider adjustments to the proposed size limit based on the needs of businesses and the requirements of the industrial zone.

The council deliberated on the potential implications of the proposed amendments, considering factors such as parking requirements and the compatibility of mixed-use developments within the business park zone.
