Hazelwood Square construction begins

AIRWAY HEIGHTS—It may not be possible to catch the latest flick at the cinema, but residents driving east on Highway 2 may notice the bustle of construction in the adjacent lot. That construction is for the Hazelwood Square project, a three-phased, 7.5 acre commercial development that promises to bring more businesses to town.

Baker Construction & Development of Spokane is the general contractor, while Ryan Zane of Bernardo Wills Architects, PC was the lead architect.

The ownership group, Sadaqa Group LLC, signed on the Highway 2 property in spring 2019, according to Brooke Baker Spink, director of business development at Baker Construction and an owner’s representative for Sadaqa.

“There’s a few of us (from Baker Construction) that are partners in the Sadaqa group as well,” Spink said. “(We) kind of played two roles on this one.”

There are three ownership interests comprised in Sadaqa Group LLC, Spink added.

Construction crews broke ground on the first phase of the project in mid-August. That phase features a 10,750 square foot single-story building that’s a mix of retail, medical and dental businesses.

Two tenants have leased space in that building thus far: Matta Woolf Family Dentistry and The Man Barber Shop.

“The space remaining in that building is about 4,000 square feet,” Spink said. “The Man Shop is taking 1750 (square feet) and then Matta is taking a little over 5,000 (square) feet.”

She added that the hope is to complete construction by late winter 2021. It is currently unknown when construction will begin on the second and third phases, which will feature “whatever parties are interested.”

“If there’s anybody interested in leasing space and/or buying land at the building, (they can) reach out to me,” Spink said. “We have a broker lease on it at the moment.”

A sign posted at the Hazelwood Square states that Phase 2 will be a 12,000 square foot medical office and retail space, while Phase 3 will have 48,000 square feet available for “storage, warehouse and/or manufacturing buildings with associated offices.”

The developers worked with the city and the Washington Department of Transportation to plan for and approve the development, beginning with the pre-development process in Fall 2019. The water and sewer lines will come from Spokane, where the city gets most of its water.

Spink said the lot next to the cinema was an optimal location due to the growing activity on the West Plains.

“There’s such a terrific traffic count along Highway 2,” Spink said. “We like that this acreage was east of Hayford, as well. We thought that would be a good medical/retail location.”

She added that the group feels “bullish” about the growth of the city.

“We definitely felt it was a good time to get a development going,” Spink said.
