The latest addition to Cheney's apartment living life, Salnave Glen, is now accepting applications and tenants.
"Right now we have residents living on site, in Building 3," Eric Pettit, the leasing manager for NAI Black, said. That's the furthest back unit on the property located at the corner of State Route 904 and Presley Road.
Building 2 of the 75-unit facility will be finished the first week of April and the front group of apartments, Building 1, "Early this summer," Pettit said.
Things are well on schedule, despite a winter that never seemed to let up on its grip.
"They have been running above schedule," Pettit said of contractors who have been working since last spring. "Even though the winter has been rough on them, the construction crews have been doing a real good job."
Some minor exterior work such as painting remains. "But the weather is not permitting right now," Pettit added with his deep Texas drawl.
The complex features a wide variety of offerings from small two-bedroom, two-bath to larger apartments with that description. There are also small one-bedroom and studio units. Some are compliant with the American's with Disabilities Act (ADA). Studio rents begin at $605, one-bedrooms go for $785 and the lowest-priced two-bedroom, two bath model is $1,080.
The units all feature what Pettit called spacious and open designs in both the living areas and bathrooms.
While there may not be granite countertops and such, each has a contemporary look with plank flooring. That serves multiple purposes, including largely eliminating the need for the regular replacement of carpeting. All units include washers and dryers, as well as microwaves and other amenities.
There is a model apartment, complete with furniture and pictures on the wall so prospective tenants can see how things might look, Pettit said. "But, we're open to show any apartment to anybody," he added.
With Eagle Point quickly approaching its build-out point, and more multi-family residential projects proposed for Cheney, there is a lot driving the boom.
But Pettit put it quite simply. In a word it's "affordability," he said. Housing prices keep going up. He used the example of a $150,000 home that might have a payment of $1,200 a month. And that kind of money buys pretty basic comfort. A one-bedroom apartment will run $800 a month.
A notion with apartment living in a college town is that those units are solely geared to students, but Pettit said that is not entirely the case with Salnave Glen.
An attractive selling point for an apartment is with workers from companies who move frequently. There are numerous employees who might be living in Cheney only for a limited time, so buying is not a good option.
There's another consideration. When an appliance goes out, the responsibility lands with the property manager, not the tenant. "It's more affordable and a good safety blanket for a lot of people," Pettit said.
Salnave Glen will be a mixed community of both students and others, Pettit explained.
"We're going to have quite a few students because the housing shortage," Pettit said. "Our feedback with students is that they want to get out of the dorms and student building apartment living and live on their own."
Lease options will include both 6–12 months and full year.
