Construction is well underway on a new Medical Lake apartment complex contracted through Salem, Ore.-based building and construction company, SharpCor Inc., and will soon be available for lease.
Foundation work on the tentatively named Medical Lake Road Apartments, located on north SR-902, started late last fall after developers purchased the acreage from local business owner Denny McDaniel, owner of Denny's Harvest Foods, which lies just west of the site.
Conceptual site plans created by Multi Tech Engineering for SharpCor show the complex will have 65 total units, with about 12 to each building. Project manager, Mark Douglas of Multi Tech, said units will be sold at fairly affordable current market rates, with sizes ranging from one bedroom/one bath, to three-bedroom/two bath units, ranging from 918-square feet, to as big as 1,180-square feet in size. Real estate will be managed through Spokane property management company, McCathren Management. Amenities will include on-site management, trash and recycling, and parking with wheelchair accessibility.
Douglas added that the current climate in the construction business on a regional and national scale is showing resurgence in both apartment and other multi-family housing projects, while single-family housing has slowed down tremendously.
With less demand for housing, “More money is available for this kind of construction right now,” Douglas said.
SharpCor has contracted several commercial retail and residential buildings in locations throughout the Inland Northwest region since its founding in 1994. President Kathy Sharp, is a former resident of Spokane.
The company did its homework on Medical Lake before choosing the city as the site for its first ever West Plains area project. One marketable advantage of the city is its small size, and very close proximity to Spokane.
“Medical Lake has a lot to offer, more than people give it credit for,” Sharp said.
Construction on a total of five buildings on the seven-acre site was temporarily halted at the start of winter, but most of the foundation work was completed, and building crews are into the framing phases of construction at this time.
“We anticipate rent up beginning in June or July,” Sharp said of when new units will be up for lease.
Two weeks ago, Sharp Cor finalized another purchase of more acreage behind Denny's Harvest Foods. Information on development plans for this parcel weren't readily available. McDaniel said most all of the available property around his store has been sold, with about four to five acres of commercial property still up for sale.
